Verdict

The cheapest way into an EXSIM project in Bukit Jalil, with a one-bedroom under RM450k. Good for first-time buyers and small-unit investors. The risks are leasehold title and a lot of new Bukit Jalil supply arriving around 2029.

Location

The site is on Jalan Bukit Jalil Indah 1, next to KL Wellness City, a medical and wellness precinct anchored by KL International Hospital (planned to open in 2027). Pavilion Bukit Jalil is about 1.4 km away, and residents have a developer shuttle to the mall and LRT. Bukit Jalil Highway, BESRAYA and KESAS are close by.

  • Buy the one-bedroom if you want a rental unit near KL Wellness City and Pavilion Bukit Jalil.
  • Consider The Queenswoodz if you need three or four bedrooms for own stay.
