Causewayz Square review: is it worth buying?

An independent look at Causewayz Square: what it does well, where the risks are, and who it suits.

Last updated: 3 Oct 2026

Verdict

The case for Causewayz Square is location: freehold, about 300m from the RTS Link and 600m from the CIQ. Good for buyers betting on cross-border demand. The risks are a very large unit count, a commercial title and dependence on the RTS opening on time.

Location

The site is in the heart of Johor Bahru City Centre and inside the Johor-Singapore Special Economic Zone. The RTS Link Bukit Chagar station is about 300m away and the CIQ about 600m. JB Sentral, City Square, The Astaka and Stulang Beach are all within reach. When the RTS opens (planned for 2027), Woodlands is about a 5 to 6 minute ride.

Pros & cons

Why buyers like it

  • Freehold in the JBCC core
  • About 300m to the RTS Link, 600m to the CIQ
  • Three towers for different buyers: rental, own stay, family
  • Dual-key options in two sizes
  • Two car parks on three-bedroom types

Things to consider

  • 3,692 units: heavy competition after handover
  • Commercial title: different utility tariffs and financing
  • RTS upside is partly priced in already
  • Rental case leans on the RTS opening on schedule

Rental outlook

Tenant demand here comes from people who work in Singapore and want a base close to the crossing. A compact one-bedroom near the RTS could rent for roughly RM1,800 to RM2,600 a month on a long-term lease. On a sub-RM600,000 entry, that is a gross yield of about 4% to 5%. Short stay can differ a lot. Treat this as a rough guide, not a forecast.

Which tower suits whom

  • Axis: investors who want a small, rentable unit or short-stay income. Lowest entry price.
  • Brixton: own stay or long-term letting, one to three bedrooms.
  • Dover: families, and buyers who want a three-bedroom dual-key to live in one part and rent the other.
  • Wait if you want to see the RTS running before you buy, and accept you may pay more.
